LEGAL NOTICE OF HEARING AS TO ZONING REQUEST

CONCERNING VARIANCE FOR THE PROPERTY OF CDI PROPERTIES, LLC, LOCATED WITHIN CLERMONT, GEORGIA

 

 

            Notice is given that the Clermont Planning Commission will hold a public meeting allowing public input at the Clermont Chattahoochee Center on October 22, 2024 at 7:00 pm and the Mayor and Council of Clermont, Georgia shall conduct a public hearing as to the application of CDI Properties, LLC to amend the zoning map of the Town of Clermont, Georgia, in order to have a side setback variance granted to one tract of land owned by CDI Properties, LLC and which is located within the limits of the Town of Clermont, Georgia, and which currently has a zoning classification of Highway Business (HB). The public hearing will be held at the Clermont Chattahoochee Center, 639 Main Street Clermont, Georgia, at 7:00 p.m. on November 7, 2024 and with the variance ordinance entitled as follows:

 

AN ORDINANCE AMENDING THE ZONING MAP OF THE TOWN OF CLERMONT, GEORGIA, BY GRANTING A SIDE SETBACK VARIANCE STARTING AT 28 FEET AND GOING DOWN TO 8 FEET TO ALLOW A STORAGE BUILDING TO BE LOCATED ON THAT LOT DESIGNATED AS TAX MAP PARCEL # 12063 000057 WITHIN THE TOWN OF CLERMONT, GEORGIA, AND OWNED CURRENTLY OR FORMERLY BY CDI PROPERTIES, LLC, AND BEING MORE PARTICULARLY DESCRIBED ON PLATS OR DEEDS, WHICH ARE ATTACHED HERETO AND, WHICH ARE INCORPORATED BY REFERENCE INTO THIS ORDINANCE, AND PROVIDING THAT THE ZONING CLASSIFICATION UPON SAID PROPERTY SHALL BE SUBJECT TO A CERTAIN VARIANCE; REPEALING CONFLICTING ORDINANCES TO THE EXTENT OF THE CONFLICT; TO PROVIDE FOR SEVERABILITY; TO PROVIDE FOR AN EFFECTIVE DATE; AND FOR OTHER PURPOSES.

 

 

            A copy of the variance request, the plat for the property, and the Clermont Zoning Ordinance are available for inspection at the City Hall at Clermont, Georgia.  You are invited to attend the public meeting and the public hearing and give comments as to the proposed variance to the zoning map.  The Town Council shall take action on the variance application at the public meeting of the Town Council to be held at the same location and on the same date, immediately following the zoning hearing.

Notice is given that the Mayor and Council of Clermont, Georgia, shall conduct a public hearing as to the application of Warren Weaver and Cathy Weaver to amend the zoning map of the Town of Clermont, Georgia, in order to have a variance granted to one tract of land owned by Warren Weaver and Cathy Weaver and which is located within the limits of the Town of Clermont, Georgia, and which currently has a zoning classification of residential (R-I). The Clermont Planning and Zoning Advisory Committee will meet on October 22, 2024 at 7:00 pm, at 639 Main Street, Clermont, Georgia.
The Clermont Town Council will hold a public hearing at 639 Main Street, Clermont, Georgia, on October 1, 2024, at 7:00 p.m.


AN ORDINANCE AMENDING THE ZONING MAP OF THE TOWN OF CLERMONT, GEORGIA, BY GRANTING A VARIANCE TO ALLOW A 24 X 24 ADDITION TO AN EXISTING 48 x 24 ACCESSORY BUILDING TO BE LOCATED ON THAT LOT DESIGNATED AS TAX MAP PARCEL # 12063 000004 ADDRESS OF 101 WEST ST. CLERMONT, GEORGIA WITHIN THE TOWN OF CLERMONT, GEORGIA, AND OWNED CURRENTLY OR FORMERLY BY WARREN WEAVER AND CATHY WEAVER, AND BEING MORE PARTICULARLY DESCRIBED ON PLATS OR DEEDS, WHICH ARE ATTACHED HERETO AND, WHICH ARE INCORPORATED BY REFERENCE INTO THIS ORDINANCE, AND PROVIDING THAT THE ZONING CLASSIFICATION UPON SAID PROPERTY SHALL BE SUBJECT TO A CERTAIN VARIANCE; REPEALING CONFLICTING ORDINANCES TO THE EXTENT OF THE CONFLICT; TO PROVIDE FOR SEVERABILITY; TO PROVIDE FOR AN EFFECTIVE DATE; AND FOR OTHER PURPOSES.
